Port Grande - Building 1 Laredo, TX.

Nested in the largest US inland port of entry, Port Grande Laredo is host of Building #1, a 366,080 SF Class “A” Warehouse Building designed and constructed by Commerce Construction. Building #1 features a 28 foot clear height, concrete tilt-up walls, ESFR sprinkler system, 1/4 Air change per hour achieved by combination of wall mounted air louvers and roof curb mounted exhaust fans, un-parallel
natural illumination levels capped by insulated polycarbonate curb mounted skylights and clerestory windows, a standing seam metal roof with an R-19 value. State of the art LED site lighting.

Building #1 included the construction of a pump house and erection of a 300,000 Gal water tank, key components of Port Grande’s unique private pressurized Fire System. The pump house is geared with a 300 HP electric pump. Pump house was designed to accommodate future demand and the installation of an additional diesel pump.

Concurrent with Building’s #1 completion, Tenant improvements were completed for Yazaki North America, an Automotive Company that provides Electrical Harnesses to Chrysler and other car manufacturers throughout the US. Their tenant improvements included hydraulic PIT dock levelers, mechanical truck restraints with safety communication lights and motorized overhead doors, HVLS fans, 30 FC LED lighting with motion sensors, an 800 AMP emergency backup generator and little over 5,000 SF of offices.
